Apartments in Districts X and XIV Budapest (Kőbánya and Zugló)

Districts X and XIV in brief

Kőbánya (District X) and Zugló (District XIV) are outer districts on the Pest side of the city. They are less central than the districts most renters choose first, but both can offer more space for the money and are worth considering if you have a budget or work nearby. Compare them street by street, as with any district.

Kőbánya (District X)

Kőbánya is a large, mixed district with the old brewery quarter, housing estates and quieter residential streets. The M3 metro runs to its southern edge at Kőbánya-Kispest and takes you to the centre in about half an hour. Some parts are less renovated than others, so inspect the building and the street before you commit, and be careful with listings found online.

  • Suits budget-conscious renters, commuters who want the metro, and people who prefer a quieter area.
  • Check the condition of the building, the heating and the walk to the metro.

Zugló (District XIV)

Zugló is greener and more residential, with leafy streets, inter-war villas and large apartment blocks. It is next to the City Park (Városliget) and the Széchenyi Baths, and it is home to the Puskás Aréna stadium. The M1 line runs along its southern side to the Mexikói út terminus, and the M2 runs through it, with stops including Pillangó utca and Stadionok.

  • Suits families and professionals who want green space and a quieter base within reach of the centre.
  • The district is large, so check the distance to the nearest metro stop or tram.

Getting around

  • District X: M3 metro from Kőbánya-Kispest to the centre, plus buses and trams.
  • District XIV: M1 and M2 metro lines, plus several tram and bus lines.
  • Allow more travel time to the centre than from the inner districts.

What to check before you sign

  • Whether the building has a lift and air conditioning, since many older buildings have neither.
  • Which way the flat faces: street, courtyard or both. Courtyards are quiet but can echo.
  • What the rent includes, the deposit, the notice period and who pays for repairs.
  • Address registration, if you stay longer than 90 days. The landlord has to cooperate, and rules depend on your nationality, so check an official source.

For typical rents, see the cost table in our monthly rentals guide.
