Seasonal rentals in Budapest

Why timing matters in Budapest
Budapest is a university city, so the rental market follows the academic calendar more than the weather. If you rent for a few months, when you search affects how many flats you can choose from, how hard you have to negotiate and what the flat is like to live in. This page replaces our separate winter, spring, summer and autumn pages.
The year at a glance
| Season | What is happening | What it means for renters |
|---|---|---|
| September to October | Autumn semester starts, new employees arrive | The busiest search period. Listings go quickly, so start early and have your documents ready. |
| November to February | Cold weather, Christmas markets from late November, thermal baths at their best | Usually less competition, so more room to negotiate. Heating costs are higher, so ask what the monthly bills actually are. |
| Late January to March | Spring semester and exchange-student intake | A smaller second wave of student demand. See Erasmus apartments. |
| June to August | Tourist season and large summer festivals | Short lets aimed at visitors can cost more. Check air conditioning, and that the dates of your let match your needs. |
We do not have reliable figures for how much rents move by season, so we have not quoted percentages. Ask each landlord what the same flat costs on a different start date.
Check what support you already have
Your timing may be set for you. If a university or employer is placing you, ask them first: they often have accommodation lists, dorm places or relocation help that avoid the seasonal scramble. See our student and corporate housing guides.
What to check for the season
- Winter: how the flat is heated, who pays for it, and whether the windows are well sealed. Older buildings can be draughty.
- Summer: air conditioning or good shade, and noise from open windows in busy areas.
- Any season: that the lease start and end dates match your semester, project or visa, and what the notice period is if your plans change.
Which district
The season matters less than the street. On the Buda side, districts I, II, XI and XII are popular with renters all year, and XIII on the Pest side. The late-night party area in the heart of District VII is the part to steer around, especially in summer when windows are open. Our where to live guide has more.
Before you sign
The checklist is the same in every season: see the flat before paying, get the contract in writing in a language you understand, get a receipt for the deposit and a signed inventory, and never send money to a landlord who is abroad and cannot show you the flat. Our monthly rentals guide covers insurance, documents and address registration.
If you need help finding a flat
If nobody is helping you, a relocation company can find a flat and handle the paperwork. Many were built for employers moving staff, so ask whether they take private clients and what they charge. Two examples:
- EuroMove: a Budapest-based moving and relocation company that serves individuals, families and companies. Home search is part of its corporate relocation service.
- International Relocation Center (IRC): a relocation service for people moving to Hungary. Its website lists apartment search, visa and residence permit processing and integration advice for individuals and companies.
We list these for information, so check current services and fees with each company directly.
Frequently asked questions
When is the hardest time to find a flat in Budapest?
Late summer and early autumn. Universities typically start their autumn semester in early September, so students and new employees all look at once and good listings go quickly. Start several weeks earlier than you think you need to.
Is it cheaper to rent in Budapest in winter?
Often there is less competition between November and February, which gives you more room to negotiate. We have no sourced figures for how much cheaper it is, so we do not quote a percentage. Ask landlords directly, and remember that heating bills are higher in winter.
Are summer rentals in Budapest more expensive?
Short lets aimed at tourists tend to cost more in the summer months, and demand rises around large festivals. A rental of several months through a student or employee route is less affected. Compare the monthly price with what the same flat costs on a longer term.
When do spring semester students arrive?
Typically in late January and February, so that is when exchange-student and spring-intake demand picks up. See our Erasmus and student guides.
Does a flat need air conditioning in Budapest?
Summers can be hot, so air conditioning or at least good shade and cross-ventilation matters if you are there from June to August. Ask what the flat has, and check whether you pay for running it.
